What would your new property look like? What types of amenities can you expect in a new community? And how long will it take for the community to be fully developed?

If you're considering a move into a brand-new community, here are just a few of the reasons you may find it's worth it.

1. A Room With a View

Many developing neighbourhoods work on a "first come, first serve" basis, so by getting in early, you'll have your pick of the available lots. If you've always wanted a front porch that overlooks the river or a corner house with a wide backyard, now is your chance to get it. You can have it built to your specifications right on the lot where you've decided to hang your hat.

2. Brand-New Plumbing

It's okay to admit that you have a soft spot in your heart for the one-legged high kick you have to deliver to your trusty old water heater to get it running. But imagine an entire neighbourhood with brand-new plumbing!

Not only will everything be in mint condition in your own home, but the water, gas and sewage lines will be pristine for the entire block. You won't have any community-wide blockages or blackouts. Everything will run like clockwork.

There's a reason why homes on the same street tend to alternate colours and sizes. While their layouts might be similar on the inside, architectural guidelines don't allow for identical houses all sitting pretty in a row, so their exterior designs need to vary.

The good news is that you'll be able to pick and choose from these exterior options when you're an early buyer. The selection process will be like a box of chocolates, and if you don't like the coconut ones, you can avoid them and get right to the triple-chocolate truffles.

4. Growing Communities

A lot of research goes into building a new neighbourhood. People have to look at the area and decide if it's a good, sustainable location for economic growth. If the answer is yes, a series of houses is only the first step.

Stores, restaurants, libraries, malls and movie theatres will be next, and this means great things for you as someone who gets in on the ground early. Your new home could become the centre of a vibrant community, and you'll enjoy all kinds of perks from their accessibility and proximity.

5. Better Property Values

As an extension of the above point, your property value is going to grow as the community does. With every big brand or business that opens up another store down the street, your home will get a little more valuable for being near them.

This will come in handy when it's time to sell, especially if you're looking to turn a profit and not just break even. Think of it this way - you get the opportunity to pay an "introductory" rate for your brand new home, while future buyers pay a bigger price for a well-developed neighbourhood.

6. Customized Features

If you have a family, you're probably familiar with the mad dash to the bathroom every morning in pursuit of hot water. One of the benefits of joining a developing neighbourhood is that you can control or at least influence the features of your home so these chaotic mornings can become a thing of the past. If you need multiple bathrooms, add them to your blueprints. If you want special basins, showers or tubs, throw them in too.

7. Diverse Employment Opportunities

This can be useful for both you and your children as they get older. As we've already established, a growing community attracts businesses of all types, and that means more jobs on the horizon for everyone.

It doesn't matter if you're personally considering a career change or if you just want your teenager to learn the value of a dollar from their first job. Either way, a developing neighbourhood will offer plenty of employment opportunities to fulfill supply and demand.

8. Expanding Social Circle

Becoming part of a developing community means that you and your family can grow with it. People living in developed neighbourhoods may feel settled in their homes and routines, and be less open to expanding their social circles. In a developing neighbourhood, however, each family will be partaking in the same adventure of creating a community atmosphere from scratch.

As more and more families start to join the community, chances are, you'll try to get to know most of your neighbours. This could mean "welcome to the neighbourhood" cocktail parties for you, or playdates for the kids. While there's no guarantee that your new neighbours won't spend every day behind the curtains watching YouTube videos of cats riding vacuums, a developing neighbourhood always has the potential to be a good one.

Last but certainly not least, there's something exciting about being one of the first people in a new neighbourhood. It's like being a modern-day explorer in uncharted territory. You'll be the first to pin things to community noticeboards; your kids will be the first to break in nearby playgrounds and football fields; you'll all create new trails together in the park.

If you want to explore and discover new ground as a family, it doesn't get any newer than a developing neighbourhood. There are plenty of ways that new developments are focusing on families so you can look forward to an abundance of discoveries.

These are just a few of the benefits you'll enjoy when you move into a developing neighbourhood. It's a big milestone, of course, but it's one that might just pay off. Consider this list carefully to decide if it's the right decision for you.
